CLIENT INSTRUCTIONS

I was instructed by the client to carry out a survey of the structural timbers.

EXECUTIVE SUMMARY

The technical assessment of the Master Bedroom indicates a stable internal environment with no evidence of moisture-related distress. Atmospheric monitoring recorded a Relative Humidity (RH) of 50% at an ambient temperature of 20°C, which sits within the ideal range for maintaining the integrity of the traditional fabric. The Wood Moisture Equivalent (WME) reading of 0 confirms the absence of elevated moisture within the primary substrates at the time of inspection.

From a psychrometric perspective, the surface temperature (17°C) remains significantly above the calculated dew point (9.3°C), providing a robust thermal margin that eliminates the immediate risk of surface condensation or symptoms associated with thermal bridging. The vapour pressure of 1.17 kPa and absolute humidity of 8.65 g/m³ demonstrate a balanced moisture equilibrium consistent with a well-ventilated residential space.

In strict alignment with the Joint Position Statement’s core principles of true pathology and proportional intervention, no remedial treatments are required. There is no evidence of capillary rise, hygroscopic salt contamination, or penetrating damp. The building’s envelope is currently functioning as intended, allowing for the necessary moisture vapour transfer. To preserve this equilibrium, it is essential to avoid the application of modern impermeable finishes or injected damp-proof courses, ensuring the structure remains breathable and chemically stable.

SCOPE & DEFINITIONS

To provide an impartial, independent expert opinion compliant with Part 35 of the Civil Procedure Rules (CPR).

STANDARDS

• The survey was conducted in accordance with BS 6576:2005 "Code of practice for diagnosis of rising damp in walls of buildings".
• The inspection followed the Property Care Association (PCA) guidelines for the inspection of timber in buildings.
• Reference was made to BS 8102:2022 "Protection of below ground structures against water ingress".
• Reference was made to the Homes (Fitness for Human Habitation) Act 2018 regarding severe mould hazards.
• Reference was made to the Environmental Protection Act 1990 regarding statutory nuisance from dampness.

LIMITATIONS

• The property was occupied and fully furnished. Inspection was restricted by heavy furniture, stored items, and fitted floor coverings.
• Inspection of the roof void was restricted due to low head height, thick insulation, and a lack of crawl boards.

ENERGY EFFICIENCY RECOMMENDATIONS

Specify high-performance glazing with a low Solar Heat Gain Coefficient (SHGC) to mitigate solar ingress and optimise internal thermal stability. Legacy HVAC plant should be superseded by high-efficiency, inverter-driven split systems (high SEER) to enhance operational performance. To augment on-site microgeneration, the installation of roof-mounted Solar Photovoltaic (PV) arrays and micro-wind turbines is recommended, contingent upon anemometric data and requisite statutory approvals. A greywater reclamation system should be implemented to facilitate the treatment and secondary utilisation of domestic sullage for non-potable applications. Furthermore, the reinstatement or integration of traditional passive cooling elements, such as wind catchers (Malqaf/Badgir), is advised to utilise prevailing air currents and provide passive downdraft cooling without compromising the building's inherent thermal dynamics. To minimise moisture loading at the perimeter and negate mechanical irrigation requirements, xeriscaping and drought-tolerant landscaping protocols should be adopted.

DESCRIPTION OF PROPERTY

• The property is a 1603-1714 (Stuart) Bungalow.
• The roof is pitched and covered in slate/tile.
• External walls appear to be of masonry construction.
• The ground floor is of mixed construction.
• Windows are predominantly uPVC.
• Extensions noted: A single storey side extension is present.

EXTERNAL OBSERVATIONS

• The external fabric is showing signs of weathering and wear typical for a property of this age.
• Significant salt efflorescence (white crystalline deposits) was observed on the external masonry.
• Evidence of leaking gutters/downpipes was noted (staining/algae behind pipework).
• Rainwater goods appear to have insufficient capacity for the roof area, likely causing over-spilling during heavy downpours.
• Rainwater downpipes appear to discharge directly over ground surfaces or onto lower roofs instead of a proper gully/drain.

The ground floor comprises a mix of suspended timber and solid concrete construction.

INTERNAL DAMP & PLASTER

ATMOSPHERIC CONDITIONS

• The differential vapour pressure is approx 0.5 kPa, which is considered a moderate level of trapped moisture.
• The Water Activity (WA) registered above 0.6. In real-time, the atmospheric conditions are conducive to high water activity, which is capable of supporting microorganisms (mould spores).
• I cannot be held responsible for the future outbreak of mould within this property, as a new occupant can change the atmospheric vapour pressure and heating regimes under which mould may develop.
• The current high occupancy load (number of people/pets relative to the property size) is generating vast amounts of atmospheric moisture that the existing ventilation cannot clear.
• There is inadequate mechanical extract ventilation in the wet rooms (kitchen/bathroom), allowing moisture to migrate to colder rooms.
• Significant thermal cold bridges were identified (e.g., at wall/ceiling junctions, concrete lintels, or window reveals) where condensation and mould are most likely to form.

DAMP SURVEY METHODOLOGY

• An external visual inspection was carried out, assisted by UAV (drone) photography to safely assess otherwise inaccessible high-level roof coverings and chimney stacks.
• Relative Humidity (%RH), Air Temperature, and Surface Temperature were measured to assess condensation risk and calculate precise Dew Point margins.
• Moisture profiling was conducted using a calibrated Protimeter in both "Search" and "Measure" modes.
• Readings of up to 18% are considered to be within the normal range for air-dry timber. Readings between 18% and 20% are bordering on dampness. Readings above 20% require further investigation.
• Environmental dataloggers were deployed for a specific period to track atmospheric fluctuations and map long-term condensation cycles.
• Readings were taken at regular intervals horizontally and vertically to map the distribution of moisture and establish distinct "profiles" consistent with specific damp types.

ENVIRONMENTAL CONDITIONS

The water activity within the property registered 0.498 aw, which indicates that in real-time the home is not close to high water activity levels and is considered a dry, healthy interior environment.

Advisory – this is a snapshot study of the atmospheric vapour pressure. Without continuous environmental data loggers tracked over a minimum three-week duration, the differential vapour pressure profiles can shift considerably.

This data provides a snapshot of environmental conditions at the direct time of measurement. Environmental variables fluctuate significantly based on external weather, occupancy habits, and heating cycles. This report should supplement, not replace, professional clinical judgment and longitudinal monitoring where required.

IMPORTANT TIMBER & PLASTER NOTES

Initial decoration should be with a breathable, non-vinyl matt emulsion paint. Do not use wallpaper or impermeable paints on newly treated walls for at least 12 months. During the drying phase, hygroscopic salts may migrate to the surface... Allow at least 4-6 weeks for the new salt-retardant plaster to cure and dry out before applying the trade mist coat of paint. When plastering over cavity drain membranes, only use specified lightweight renovating plaster. Suspected asbestos materials must stop all works immediately. CDM 2015 corporate/private guidelines apply.

DECLARATION

Although great care has been taken during the survey to diagnose the damp and timber issues within the building, it must be appreciated that the survey was limited owing to it being a surface inspection only, as destructive surveying was not carried out.

If hidden defects are found once the fabric of the building is exposed, I cannot be held responsible as the inspection was surface only. I have informed the client throughout this report the limitations I encountered.

If a separate Homebuyers Report or building survey has been prepared, this should also be taken into consideration. It is important that the client makes me aware of any such reports and allows me access to read the surveyor's findings before my report is finalised. Should I not be made aware of a third-party report, I cannot be held responsible if the surveyor requested investigation of a particular area for damp and timber defects that was not disclosed to me.
